Federal Opportunity Zone

Summary

An Opportunity Zone is an economically-distressed community where private investments, under certain conditions, may be eligible for capital gain tax incentives.

Mississippi County has designated and approved Opportunity Zones, created by Congress in the Tax Cuts and Jobs Act of 2017, thus providing tax benefits to investors in Qualified Opportunity Funds (QOFs). The best part is that our designated Opportunity Zones include many of the most prime industrial sites in Mississippi County.

Taxes on gains are deferred for QOF investors until the earlier of the date on which the investment in a QOF is sold or exchanged, or December 31, 2026. Length of holding investment the exclusion of the deferred gain increases: 

  • >5 years = 10% exclusion of the deferred gain;

  • >7 years = 15%exclusion of the deferred gain;

  • >10 years, then the investor is eligible for an increase in the QOF investment equal to fair market value on the date that the QOF investment is sold or exchanged.
